		01 - Listing Agreement This is the agreement that authorizes us to list and sell your property. It also shows the commission structure and how it is distributed. You will not be responsible for this commission when the bank approves your short sale - the bank will pay all the closing fees and your should not be responsible for these fees (of course, the bank must agree to these terms for a successful short sale to occur).
		02 - Short Sale Addendum Extending the agreement to include short sale disclosure and information.
		03 - Seller's Property Disclosure Statement Informs potential buyers of material facts about the house they are selling. Material facts consist of details about the structural condition and present legal status of the house.
		04 - Authorization to Release Information Authorizes us and our legal team to get information from your lienholders (i.e., mortgage company/bank) directly.
		05 - Affidavit of Arms Length Transaction This document ensures the bank that the sellers do not have a relationship with a third party.
		06 - Hold Harmless Agreement This states that we are not responsible for legal or accounting advice - please read this as it further explains.
		07 - Homeowner Document Checklist This checklist shows a list of documents that we need from you that only your can produce. Please be sure that every item on thias list is provided, but if you cannot provide a particular item, please let us know.
		08 - Homeowner Financial Worksheet This worksheet enables us to convey all information about your expenses and income to the bank so that they have a clear and accurate depiction of your situation.
